Tile & Grout Cleaning

A rotary floor buffer scrubs cleaning solution deep into the grout lines, lifting out years of embedded grime that mopping leaves behind.

Grout Color RestoredSafe for All Tile Types100% Guaranteed

The tile is fine. The grout is the problem.

Tile floors are durable by design. Ceramic and porcelain surfaces resist staining and hold up for decades. Grout is a different material entirely. It's porous, and every spill, splash of mop water, grease splatter, and scuff of tracked-in dirt seeps into it over time. The grout lines darken gradually until the entire floor looks dingy, even when the tile itself is in perfectly good condition.

Regular mopping doesn't fix this. Mops push dirty water across the surface and into the grout lines, compacting the problem rather than solving it. Over the years, that embedded grime becomes so deep that no amount of scrubbing with household products will bring the original color back. If you want to understand what's happening in your grout room by room, our tile and grout cleaning guides explain where the discoloration comes from and what it takes to reverse it.

Safe-Dry® starts with a cleaning solution matched to your tile, then runs a rotary floor buffer across the floor. The buffer's brush works the solution down into the porous grout and scrubs the buildup loose, reaching the recessed lines a flat mop just rides over. We finish by rinsing the floor and mopping up the loosened grime, and the original color of both tile and grout comes back without harsh acids or abrasive treatments.

Where it makes the biggest difference

Kitchens

Grease, food spills, and foot traffic create the heaviest buildup. The grout around counters, sinks, and stoves darkens fastest.

Bathrooms

Moisture, soap scum, and mildew settle into grout lines constantly. Cleaning restores brightness and eliminates hidden mold growth.

Entryways & Mudrooms

The first place dirt enters your home. Grout in high-traffic entry areas absorbs tracked-in soil from every pair of shoes.

Laundry Rooms

Detergent residue and moisture create buildup over time. Often overlooked until the grout is noticeably darker.

Outdoor Patios

Exposed to weather, pollen, and algae. Tile and grout on covered patios and porches benefit from periodic deep cleaning.

Commercial Spaces

Lobbies, restrooms, and break rooms with tile floors see heavy daily traffic. Professional cleaning maintains appearance between renovations.

Limited Time Offer

Frequently asked questions

Why can't I just mop my tile floors clean?

Mopping handles the tile surface, but grout sits below it in a recessed line. A flat mop bridges right over that groove, so dirty water settles in and stays. Our rotary floor buffer has a brush that reaches down into the grout itself and scrubs out what mopping leaves behind.

Can you restore grout to its original color?

In most cases, yes. The discoloration is caused by embedded dirt, not permanent damage to the grout itself. Once we scrub that buildup out, the original color comes back. If the grout has been stained by something that penetrated deeply, we'll let you know what to expect before starting.

What does the cleaning process look like?

We apply a cleaning solution matched to your tile, then scrub it in with a rotary floor buffer. The brush works the solution down into the grout lines and loosens the embedded soil. After that we rinse the floor and mop up the residue. There's no high pressure involved and nothing abrasive.

How long does the cleaning take?

It depends on the area and how much buildup is involved. A typical kitchen floor takes one to two hours. Your technician can give you a time estimate during the walkthrough.

What types of tile do you clean?

Ceramic, porcelain, natural stone (travertine, marble, slate), and quarry tile. We adjust the cleaning approach based on the material so nothing gets damaged.

How much does it cost?

We're offering $45 off tile and grout cleaning right now. Final pricing depends on square footage and soil level. Your technician provides a firm quote before work begins.

Is this safe for natural stone?

Yes. We use pH-appropriate solutions for natural stone and avoid acid-based cleaners that can etch or damage the surface. Each stone type gets treated according to its specific care requirements.
